Kinds of concrete repair work

What concrete repair work actually costs here, and why

The first thing to sort out is which of two very different kinds of work you have. Repairing, patching, cutting or resurfacing existing concrete is defined, visible work with a start and an end. Pouring new structural concrete — a footing, a foundation, a load-bearing slab, a retaining wall holding back soil — is a different trade with engineering behind it, and much of it needs a permit from your municipality. If a wall is holding up a house or holding back a hillside, that is not a Tasker job however small the crack looks, and it is worth being told so plainly before anybody quotes.

Almost all of the damage this page exists for has one local cause: freeze and thaw. Water gets into a hairline crack or into the pores of the surface, freezes, expands and prises the concrete apart, then thaws and does it again. A GTA winter runs that cycle over and over, and the region salts heavily, so chloride comes up the driveway on your tyres at the same time. The result is the pattern everyone here recognises: a flaking, pitted top layer, and cracks that were hairlines in November and finger-width by April.

Resurfacing is the option most people have not heard of and it is often the right one. A polymer-modified overlay bonds to sound concrete and gives an even new wearing surface without breaking anything out. What it needs is a slab that is structurally intact underneath: if the concrete is cracked right through, moving at the joints, or sitting on a base that has washed out, an overlay cracks again in the same line. Surface scaling and general tiredness are what it fixes; a broken slab is not.

Cutting is its own specialty and the safety detail matters. Saw-cutting an opening for a basement window, a doorway, a drain or a duct means dust that has to be controlled at the source, and it means knowing what is inside the slab before the blade goes in — reinforcing steel, radiant heating loops, a buried service. Anything that involves digging or coring near a service line needs the underground locates arranged first, which in Ontario is a free request rather than an optional courtesy.

Season decides your options more than you would like. Concrete work here is a warm-weather trade: overlays, patching compounds and sealers all have minimum application temperatures and need a dry spell to cure properly, so the practical window runs from late spring to early autumn. A repair rushed onto a cold, damp slab will not bond. If it is late in the year, the honest answer is often to seal a crack against water for the winter and do the real work in the spring, which is a smaller job with a better result.

Questions

Frequently asked

GTA-specific answers to what people actually search for.

How Taskly works, in full

Can a cracked driveway be repaired or does it need replacing?

It depends on whether the crack is in the surface or right through. Surface scaling, spalling and hairlines are repairable, and often resurfaceable. Concrete that has cracked through, moves at the joint, or sits on a washed-out base will crack an overlay again in the same line — that one is a replacement.

Why does concrete crack so badly in Toronto?

Freeze and thaw, repeated all winter. Water enters the pores and hairlines, freezes, expands and levers the concrete apart, then thaws and does it again. Road salt tracked up the driveway attacks the surface at the same time, which is why the top layer flakes rather than merely staining.

What is concrete resurfacing, and will it last?

A polymer-modified overlay bonded onto concrete that is still structurally sound, giving an even new wearing surface without breaking anything out. It lasts when the slab beneath it is intact and the preparation is thorough. Over a slab that is broken or moving, it fails along the same line.

When is the best time of year for concrete work in the GTA?

Late spring to early autumn. Overlays, patch compounds and sealers all have minimum application temperatures and need a dry stretch to cure. If a crack opens up in November, sealing it against water for the winter and doing the proper repair in spring usually gives a better result.

Do I need a permit for concrete work?

Not for repairing, patching or resurfacing an existing driveway, walkway or floor. You generally do for structural work — footings, foundations, a load-bearing slab or a retaining wall of any real height — and that work needs the qualified trade and the engineering that goes with it.
