Post this taskWhat siding and exterior cladding actually costs here, and why
Siding is what almost everyone in this region means when they search for cladding, and four boundaries are worth settling before you post, because the wrong one sends you to the wrong trade. The WALL is this page: the material on the face of it, the trim and capping around it, and everything that goes wrong with either. The ROOF plane is not — shingles, flashing, eavestroughs and downpipes are roofing, even though the same crew often does both and the two are very commonly bought together. The OPENINGS are not: a window or a door unit belongs on our windows and doors page, although siding is what gets cut and re-flashed around one. PAINT is not, and this is the one that saves people the most money — if the material is sound and only the colour is tired, that is exterior painting. And anything below grade, where water is coming into a basement, is waterproofing and has nothing to do with the wall above it.
The single most important thing to understand about re-cladding is that it is the only time anybody sees the wall. Under the siding there is sheathing, behind that framing and insulation, and somewhere in there should be a water-resistive barrier that keeps wind-driven rain off the sheathing while still letting the wall dry out. Siding is a rain screen rather than a seal: it is designed to shed most of the water and let the layer behind it handle the rest. Which is exactly why a failure stays invisible for years. Water gets in at a badly flashed window head or a split seam, runs down inside, and the first symptom anybody sees is soft sheathing on the morning the old material comes off. That is not a rare surprise on GTA houses of a certain age, it is the ordinary reason a re-clad price changes. Settle before you accept an offer what happens if rot is found: who decides, how it gets priced, and whether the work pauses while you do.
Then the part that decides the method: how far off the ground it is. Most of what gets re-clad here is a two-storey wall on a house with a neighbour a few feet away, which rules out a lift on a residential street and means ladders, ladder jacks or scaffold, and a crew rather than one person. That is working at height, with its own equipment and its own weather rules, and it is the honest reason a gable end costs more to re-clad than the wall beneath it. A shed, a garage, a porch skirt, or the bottom courses of a wall you can reach standing up is a different proposition entirely and worth naming separately when you post.
Materials, briefly, and what each is actually like here. Vinyl is the most common and the easiest to replace, and it is hung rather than fastened tight, because it grows and shrinks along its length with the temperature — a panel nailed home on a cold day buckles in July. Aluminum is what a great deal of the region’s older siding is: it dents, it chalks, and its colours have not been manufactured in decades. Engineered wood and fibre cement are heavier, hold paint well, and are cut with dust control rather than an ordinary saw. Board and batten and cedar are a look and a maintenance commitment in this climate, not a fit-and-forget. Stone and manufactured stone veneer are masonry weight on a wall that has to be built to carry it, which is settled first rather than last.
This category also covers an interior half that is a completely different purchase, and it is worth separating in your own head. Panelling an interior wall, shiplap on a feature wall, boards over a ceiling that has been patched once too often, and the PVC or acrylic panels that go into a shower instead of tile are all cladding in the taxonomy sense — indoor finishing work with no weather in it at all. If that is what you want, say the room. If it is the outside of the house, send a photograph of the whole elevation from a few steps back plus a close-up of the damage, say how many storeys, say what the existing material is if you know it, and say whether anything has been leaking. An offer written from those five answers tends to survive contact with the wall.

Local knowledge
Priced for how the GTA actually lives
Four things that change a siding and exterior cladding quote here, and nowhere else.
Brick veneer country
Re-siding a GTA house is usually three elevations, not four
Most housing stock here is brick across the front with siding on the gables, the upper storey, the sides and the rear. So "re-side the house" here means the walls the street does not see, and the front is a masonry trade entirely. Say which elevations you mean when you post.
Sixty degrees a year
Vinyl is hung loose here on purpose, and the day decides the gap
Siding in this region lives through roughly sixty degrees of annual swing, so a panel is nailed loose and left free to move, with a deliberate gap at each end. That gap depends on the temperature the day it goes on — cold-day installs need a bigger one, and a panel fastened tight in February buckles by July.
The wall is open
An elevation gets stripped and closed on the same day
Once the old material is off, the sheathing is exposed and cannot sit overnight in weather. So the schedule is built around strip-and-close in one go, which means rain in the forecast cancels the removal rather than the finishing, and a two-day forecast is worth more to this work than a free Saturday.
What the old stuff hides
A re-clad is when a decade of water finally becomes visible
Behind aluminum siding on older GTA houses there is often board sheathing, no modern barrier, and soft wood under the windows where flashing was never right. Nobody can quote that from the outside, which is why the clause about what happens if rot is found matters more than the price per elevation.
What a siding repair usually covers
- Getting safely to the work, and protecting what is below it
- Removing the failed panels without damaging the ones staying
- Looking at the sheathing and the barrier that is now visible
- Fitting replacement material and re-capping the trim
- Taking the old material away rather than stacking it at the side
Rot found in the sheathing, a failed window flashing or anything structural is quoted separately once it can be seen.
Try nowWhat moves the price
- How high the work is, and whether scaffold or ladder jacks are needed
- How many elevations, and whether gables are included
- The existing material, and whether a match still exists
- What is found once the old siding is off
- Trim, capping and how many openings the wall has
- Whether the material is vinyl, aluminum, engineered wood, fibre cement or stone
What to settle before you accept an offer
- What happens, and what it costs, if rot is found underneath
- Is a water-resistive barrier being replaced, or reused?
- How are the windows and doors re-flashed where siding meets them?
- Who removes and disposes of the old material?
- How is the wall protected if the weather turns mid-elevation?
Eavestroughs, downpipes and anything on the roof plane are a separate trade even when the same crew does both.

Every kind of siding and exterior cladding
Questions
Frequently asked
GTA-specific answers to what people actually search for.
Is siding the same thing as cladding?
In Canada, siding is the everyday word for the exterior. Cladding is the broader term and also covers interior panelling, shiplap and stone facing, which is why both live in one category here. If your question is about the outside of a house, siding is the word you want.
Can just the damaged siding be replaced?
Usually yes, and it is much the smaller piece of work. The difficulty is the match rather than the work: colours and profiles get discontinued, and an exact match on a wall that has faded for fifteen years may not exist. Ask whether material can be taken from a hidden elevation instead.
What is behind siding, and why does it matter?
Sheathing, a water-resistive barrier and the framing. Siding sheds most of the water and the barrier handles the rest, so a leak stays hidden until the old material comes off. That is why a re-clad offer should say plainly what happens if wet or rotten sheathing turns up.
When can siding be done in the GTA?
Roughly from the point the air is reliably above freezing until the first hard frosts. The real constraint is that an elevation gets stripped and closed the same day, so a wet forecast cancels the removal rather than the finishing, and dry autumn weeks book out early.
Do I need new siding or just exterior painting?
If the material is sound and the colour is tired, painting is the cheaper and better answer, and it is a separate category here. If panels are cracked, brittle, holed, buckled or missing, or anything behind them is wet, paint puts a colour over the problem rather than fixing it.
Who does the eavestroughs — siding or roofing?
Roofing, on our pages, even though siding and eavestrough work are very often bought together in this region. They meet at the fascia and the soffit, so if you are booking the two separately it is worth telling each person that the other is coming.
