A bathroom is the smallest room in the house and the most expensive per square foot to renovate, because almost everything in it is connected to something else. Behind the tile there is plumbing, venting and often electrical, and all three have to be right before anything cosmetic goes back on. That is why two quotes for "a bathroom reno" can differ by a factor of three: one is replacing finishes in the existing footprint, the other is moving a drain.
The single biggest fork is whether fixtures stay where they are. Keeping the toilet, tub and vanity in their current positions means the drains and vents do not move, and the job becomes tile, waterproofing, fixtures and a vanity. Moving any of them — swapping a tub for a walk-in shower with a different drain location, or putting the vanity on the opposite wall — means opening the floor, and in a lot of GTA housing that floor is what the room below has as its ceiling. The layout decision, not the tile budget, is what sets the number.
Toronto's housing stock adds specific complications. Older semis and Victorians across the east end and the Annex often have cast-iron stacks and galvanised supply lines that a renovation exposes, and once exposed they are usually worth replacing while the wall is open. Condos are the opposite problem: the work is easier structurally but governed by the building, which means status certificates, approved-hours restrictions, service-lift booking and sometimes a rule that any plumbing change needs the corporation's sign-off. Both are worth knowing before you compare prices, because a quote that assumes neither will do.
Some of this work is licensed and some is not, and the boundary matters. Plumbing that alters drains or supply, and electrical that adds a circuit or moves a panel connection, are licensed trades in Ontario — a general renovator can do the tiling, the vanity, the fitting and the finishing, but the trade work is either theirs to sub out or yours to hire directly. Anyone quoting the whole job should be able to tell you which parts they are subbing and to whom. If nobody mentions it, that is the question to ask first.
Waterproofing is the part nobody sees and the part that fails. A tiled shower is not waterproof because it is tiled; it is waterproof because of the membrane behind the tile, the slope of the pan and the way the corners are treated. That work is invisible three days later and it is where the difference between a bathroom that lasts twenty years and one that rots a subfloor in five actually lives. Ask what membrane, ask to see it before the tile goes on, and photograph it — it is the only chance you get.

A GTA condo renovation runs on the corporation's terms: approved working hours, a booked service lift, and often sign-off on any plumbing change. None of that appears in a quote written for a house.

Open a wall in an older east-end semi or an Annex Victorian and you frequently find a cast-iron stack or galvanised supply. Replacing it while the wall is open costs a fraction of doing it later.

In Ontario, altering drains or supply and adding circuits are licensed trades. A renovator can tile, fit and finish; ask which parts are being subbed and to whom before you compare two numbers.

Moving a drain means opening someone's ceiling
In a two-storey house or a stacked unit the bathroom floor is the ceiling underneath. Keeping fixtures where they are avoids that entirely, which is why layout — not finishes — sets the price.

How much does a bathroom renovation cost in Toronto?

What makes one bathroom quote three times another?
Almost always the layout. Keeping the toilet, tub and vanity where they are means the drains and vents do not move and the work is finishes; moving any of them means opening the floor, which in most GTA houses is the ceiling of the room below. Tile choice moves the number far less than people expect.
Do I need a permit to renovate a bathroom in Ontario?
It depends on scope. Replacing finishes in the same footprint generally does not; structural changes and new plumbing or electrical work often do, and a condo will have its own approval process on top of the municipal one. Ask who is pulling it — a contractor who has not raised the question has not priced it.
Can one person do the whole job?
Not legally, for all of it. Altering drains or supply lines and adding circuits are licensed trades in Ontario. A general renovator handles demolition, framing, tile, fitting and finishing and subs the rest, which is normal — what matters is that they tell you who is doing it rather than leaving it vague.
How long is the bathroom out of use?
A refresh with no layout change is usually days. A full renovation is more often two to three weeks of working time, and longer if a fixture is back-ordered or an inspection has to be scheduled between stages. In a one-bathroom house that window is the thing to plan around, so ask for it as a sequence rather than a single date.
What is the part I should insist on seeing?
The waterproofing, before the tile covers it. A tiled shower is watertight because of the membrane, the pan slope and how the corners are treated, none of which is visible afterwards. Ask which system is being used, look at it, and take a photo — it is the only opportunity you get.
