Post this taskWhat bricklaying and masonry repair actually costs here, and why
Bricklaying is a unit trade — brick, block and stone laid one at a time in mortar — and that is the line separating it from the neighbours it keeps getting confused with. Concrete is poured into a form and cures as one piece, so a poured porch, a slab, footings or a garage floor is concreting. A driveway or a walkway, whether asphalt or pavers bedded on grade, is paving. Water coming into a basement is waterproofing, which happens outside the wall and below the ground rather than in the joints above it. Painting brick is painting. And anything structural — a new opening, a beam, a wall coming out — starts with an engineer and a permit rather than with a trowel. What is left is the large and genuinely useful middle: repointing, brick repair and replacement, chimney masonry, porches, steps, garden and retaining walls, sills, and parging the exposed part of a foundation.
The most valuable thing on this page is a question to ask before anybody repoints a wall of yours: what mortar, and why that one. Mortar is meant to be the sacrificial part of a masonry wall. It should be SOFTER than the units around it, so that movement and moisture do their damage in the joint — where it can be raked out and replaced — instead of in the brick, where it cannot. A great deal of this region’s pre-war housing is soft red brick laid in a soft, lime-rich mortar, and a modern cement-rich mix is considerably harder than that brick. Point an old soft wall with a hard modern mortar and the freeze and thaw of a GTA winter has nowhere to go but into the face of the brick: it spalls, the face flakes off, and there is no repair short of replacing the unit. It is one of the most common and most expensive mistakes made on century houses here, and it gets made with good intentions by people who assume harder means better.
Second, the distinction that decides whether this is a task at all. Cosmetic failure is what this page is for and it is what you can see: crumbling or missing joints, a few spalled faces, a loose sill, a garden wall that has shifted, a porch coming apart. Structural failure looks different. A stepped crack running through the bricks as well as the joints and reopening after every repair, a wall that bulges or leans away from the house, a lintel over a window that has rusted and lifted the brickwork above it, gaps that visibly change with the season — those are a wall telling you it is moving, and the first call is an engineer’s opinion about why. Repointing a moving wall hides the evidence for a year or two and then the crack comes back through the new mortar.
Chimneys are where most GTA masonry work actually begins, because the stack above the roofline is the only masonry on a house exposed on four sides and on top, and it goes through freeze and thaw over and over inside a single winter. The crown cracks, water gets into the stack, the joints open, and the whole thing accelerates. Two boundaries are worth knowing. The FLUE — sweeping it, lining it, and the inspection you want before a wood-burning appliance is used — belongs to the roofing side of our pages, along with the flashing where the stack passes through the roof surface. The BRICK, the crown, the cap and the repointing are this page. And a chimney nobody uses any more is not therefore finished: it still has to be capped and kept dry, or it fills with water and eventually takes part of the roof with it.
Masonry is a warm-and-dry trade in this climate. Mortar has to cure above freezing and has to be protected from rain while it does, which is why the season runs roughly from spring through to the first hard frosts, and why the last dry weeks of autumn are the busiest of the year. Matching is the other constraint and it is worth knowing about early: the yellow and red brick on a great many Toronto houses came out of local clay deposits that stopped producing decades ago, so a repair gets matched from salvage rather than ordered from a shelf. Sourcing eight bricks can genuinely take longer than laying them. When you post, send a photograph from a few steps back plus a close-up of the joint, say roughly when the house was built, say whether anything has moved or is getting worse, and say how high off the ground the work sits.

Local knowledge
Priced for how the GTA actually lives
Four things that change a bricklaying and masonry repair quote here, and nowhere else.
Soft brick, softer mortar
A hard modern mortar destroys a century wall from the inside
Mortar is meant to be the sacrificial part, softer than the brick around it. Much of this region’s pre-war stock is soft red brick in lime-rich mortar, and pointing it with a cement-rich mix drives freeze-thaw damage into the brick face instead of the joint. Ask what mix, and why.
Above the roofline
The chimney stack fails before anything else on the house
It is the only masonry exposed on four sides and on top, through a hundred freeze cycles a winter. It is also where the trade splits: the flue, the sweeping and the roof flashing are the roofing side of our pages, the brick, crown and cap are this one.
Heritage streets
On some GTA streets the front elevation is not yours to change
Parts of Toronto sit inside heritage conservation districts where the visible masonry of a facade is regulated, and like-for-like brick and mortar stop being a preference and become a permit condition. Check the address before anyone quotes a colour or a mix.
The brickyards closed
A small brick repair here takes longer to source than to lay
The yellow and red brick on this city’s older houses came from local clay that has not been dug in decades, so a match comes from salvage rather than a supplier. Eight bricks can take weeks to find, which is why sourcing is agreed before a date is.
What a repointing task usually covers
- Raking the failed joints out to a proper depth, not skimming over them
- Matching a mortar mix to the wall rather than to a bag
- Filling, tooling and finishing the joints to match the existing profile
- Protecting the new mortar while it cures
- Clearing the debris and washing down the face
A wall that is moving is not a repointing task. Stepped cracks through the bricks, bulges and lifted lintels want an engineer first.
Try nowWhat to settle before you accept an offer
- What mortar mix, and why that one for this wall?
- How deep are the joints being raked out?
- Where is matching brick coming from, and how long will it take?
- Is this cosmetic, or has something moved?
- How is the work reached, and what gets protected below it?
The flue, the sweep and the roof flashing belong to the roofing side of our pages, even on the same chimney.

Questions
Frequently asked
GTA-specific answers to what people actually search for.
What is repointing, and how do I know if I need it?
It is replacing the mortar between bricks once the old mortar has failed. The tell is simple: run a key along a joint. If it crumbles, powders or falls out, water is already getting behind the face, and the wall is losing its weather protection joint by joint.
Why does the mortar type matter so much on an old house?
Because mortar is designed to be the sacrificial part and must stay softer than the brick. Century brick here is soft; a cement-rich modern mix is not. Point one with the other and the freeze-thaw damage moves into the brick face, which spalls and cannot be repaired.
Is my crack structural or cosmetic?
A crack that follows the mortar joints and stays put is usually cosmetic. One that runs straight through the bricks, keeps reopening, widens seasonally, or comes with a bulge or a lifted lintel is the wall moving. That is an engineer’s question before it is a bricklayer’s.
Who repairs a chimney, a roofer or a bricklayer?
Both, on different parts. The brick, the crown and the cap are masonry. Sweeping the flue, lining it, the inspection before a wood-burning appliance is used, and the flashing where the stack meets the roof are the roofing side. Say which symptom you have and the offers sort it out.
Can masonry be done in a GTA winter?
Not comfortably. Mortar cures above freezing and needs protecting from rain while it does, so the season runs spring to the first hard frosts, with the last dry autumn weeks the busiest. Emergency work happens in winter with heat and hoarding, at a cost.
Can you match my brick?
Sometimes exactly, often closely, occasionally not at all. The older Toronto yellows and reds came from local clay that stopped being dug decades ago, so matches come from salvage. Send a close-up photograph in daylight with something for scale before anyone promises a match.
