Lease turnover
The whole city moves on the same weekend
Ontario leases overwhelmingly start on the first of the month, so the last weekend before it is the busiest and the most expensive in the GTA. The same two-bedroom booked ten days earlier is a materially cheaper move, and mid-month midweek is cheaper again.
Tower rules
The service lift, the deposit and the insurance certificate
Most GTA condo buildings require a booked service elevator in a fixed block of hours, a deposit, and a certificate of insurance naming the corporation. Miss any of the three and the move stops at the loading dock while the clock runs.
Old Toronto streets
A truck cannot always legally park outside
In the Annex, Cabbagetown, Leslieville and much of the older core, a moving truck needs a City parking permit or it cannot sit there. The long carry from wherever it can park is real time, and it is priced.
Winter moves
Salt, ice and floor protection are part of the job here
A January move needs walkways cleared and floors protected at both ends, and a crew that has to salt a path before carrying a wardrobe down it is a slower crew. Winter dates are quieter and cheaper for exactly this reason.
