What does attic insulation cost, and what has to happen first?
Attic insulation is priced by the square foot of attic floor and by how much of the old material has to come out first. Air sealing every gap around lights, pipes and the hatch comes before anything is blown in — insulation over a leaking ceiling slows heat loss and does nothing about the moisture riding with it.
Ranges come from the same pricing engine a real task is quoted against. Removal, air sealing and baffles are separate lines on most quotes — a top-up price is not a comparable number to a strip-and-refill one. How we price
What an attic insulation visit should cover
Most of the value is in the hour before anything is blown, and it is the part cheapest to leave out of a quote.
- The attic entered and photographed before any price is agreed
- Air leaks sealed at pot lights, plumbing stacks, the bathroom fan and the hatch
- Baffles fitted so the new depth cannot block the soffit vents
- The hatch itself insulated and weatherstripped, because it is the biggest single hole
- Depth marked on a ruler stapled to a truss, so the finished depth is checkable afterwards
- Bathroom and kitchen fans confirmed to vent outside rather than into the attic
Air sealing first, or the insulation is a blanket over a hole
Warm indoor air carries moisture, and it leaves a house through every gap in the ceiling — around pot lights, the bathroom fan, the plumbing stack, the top plates of interior walls, and the attic hatch. Blown-in material slows heat by conduction and does very little to stop that air moving. Seal the gaps first and the same depth of insulation performs better. Skip it and the moisture keeps arriving in a cold attic, where it condenses on the underside of the sheathing and shows up as frost in February and a stain on the ceiling in March. A quote that prices depth and never mentions sealing is pricing half the work.

Two things stop this work before it starts
Knob-and-tube wiring is the first. A great deal of pre-war Toronto housing still has live knob-and-tube running through the attic, it was designed to shed its heat into open air, and burying it is precisely what it cannot do — so the wiring is dealt with first or the attic is not insulated. Water is the second. A roof leak, a bathroom fan discharging into the attic instead of through the roof, or a soffit blocked by the last insulation job will wet new material within a season, and wet insulation does nothing except weigh on the ceiling. Anyone quoting should have been up there, and should be able to tell you which of the two they found.
