Legal surveys are protected; measurement work is not

In Ontario, cadastral surveying — anything that determines where a property boundary runs — is the exclusive work of an Ontario Land Surveyor, and a plan of survey is not something a platform routes around. What is open is the rest of the measuring trade: buildings recorded as-built, floor areas, take-offs, site records. Two different pieces of work that unfortunately share a word.

What the tasks actually look like

Measuring a building and producing an as-built plan, floor plans for a listing or a renovation, area calculations, quantity take-offs from a drawing set, condition and progress records on a small site, and setting out that touches nothing legal. A laser measure and a CAD package do most of it. The skill is knowing what tolerance the client actually needs.

Can I do a property boundary survey?

Only as an Ontario Land Surveyor. Cadastral work is reserved by statute, and a plan of survey from anybody else is not a plan of survey — it is a drawing that will not hold up when the fence argument reaches a lawyer. If a task asks for one and you are not licensed, say so and decline it.

What do posters mean when they ask for a survey?

Frequently not a legal one. Homeowners and agents often want a measured floor plan, a room-by-room area, or a record of what is actually built against what the drawing claims. Ask which before you offer, because the answer decides whether the task is yours to take at all.

What equipment and output are expected?

A laser distance meter, a decent camera, and drafting software that produces something the client can use. Say what you hand over — a PDF, a DWG, a dimensioned sketch — because a file the poster’s builder cannot open is a job that comes straight back to you.
