What does garage door repair cost, and what has usually failed?
Garage door repair is priced by the part rather than by the door. Springs, cables, rollers and the opener fail in roughly that order of cost, and the symptom names the part: a door that is heavy to lift by hand is a spring, and a door that reverses on the way down is usually the photo eyes.
Ranges come from the same pricing engine a real task is quoted against. A bent panel or a door off its track is assessed on site, because a door that has come down hard usually needs more than the part that broke. How we price
What a garage door visit should cover
A door that works and a door that is safe are two different results, and the second one takes about ten more minutes.
- Balance tested with the opener disconnected — a good door holds halfway on its own
- Both springs replaced together when one has gone, so the pair ages evenly
- Cables, drums and the bottom brackets checked while the tension is off
- Photo eyes aligned and the auto-reverse tested against an object on the floor
- Opener force and travel limits set rather than left where the last person left them
- Rollers, hinges and track checked, and the bottom seal looked at before winter
It is almost always the spring, and that is the part not to touch
A double garage door weighs well over a hundred kilograms, and the springs above it carry that weight so the opener does not have to. When a torsion spring breaks, the motor is suddenly trying to lift the whole door on its own — which is why the first symptom is a door that struggles, stops partway, or is impossible to raise by hand. Winding a torsion spring stores that weight back onto a bar using a pair of rods, and the bar will take a hand off if it gets away from whoever is holding it. Rollers, hinges, seals, alignment and opener work are ordinary tasks. The springs are the line, and a quote that treats them as ordinary is the wrong quote.

What a GTA winter does to a garage door
The bottom seal is a strip of rubber sitting on a concrete slab that gets wet, and when the temperature drops the two freeze together. The opener then pulls against a door stuck to the floor, reads the resistance as an obstruction, and reverses — which reads as a broken opener and is a frozen seal. The same cold thickens the grease in old rollers and finishes off a spring that was already near the end of its cycles, which is why these failures cluster in January instead of spreading through the year. Replacing a brittle seal in the autumn and lubricating the rollers and hinges is a short visit that prevents most of it, and it is the most skipped piece of maintenance on the outside of a GTA house.
