What does exterior painting cost, and what decides it?
Exterior painting is priced by the surface rather than by the square footage. Washing, scraping, filling and priming are most of the labour, so a house whose paint is peeling back to bare wood costs more than a larger house in sound condition. What the walls are made of decides the rest.
Ranges come from the same pricing engine a real task is quoted against. Carpentry, rotten trim replacement and scaffolding are separate lines — a quote carrying none of them has assumed the surface is sound. How we price
What an exterior quote should name
Two prices for the same house are usually two different amounts of preparation. These are the lines that show which is which.
- How the surface is washed, and how many days it dries before anything goes on
- How far loose paint is scraped back, and what happens at the edge where it stops
- Which primer goes on bare wood, and which goes on chalked aluminum
- Whether failed caulking at the trim joints is cut out or painted over
- How many coats, and on which elevations — south and west take the weather here
- How the second storey is reached, and whether scaffolding is inside the price
Painting brick is a decision you cannot take back
Brick is porous, and it works by letting moisture that gets into the wall dry outward through its face. A film of paint closes that path, and in a climate that freezes and thaws dozens of times a winter the trapped moisture pushes the face off in flakes. That is spalling, and it does not grow back. A hundred-year-old Toronto brick wall that has never been painted is usually best left alone, or treated with a breathable mineral coating chosen for exactly that job. Once it is painted the house is committed: stripping brick is expensive, rarely complete, and often takes more face off than it saves. If the reason is appearance rather than repair, it is worth a second opinion before the first coat.

Aluminum, vinyl and stucco are not one surface
Aluminum chalks — the surface oxidises into a fine powder that nothing will stick to, so it is washed, sometimes scrubbed, and primed with a bonding primer before any topcoat. Vinyl carries a rule that is not negotiable: it expands and contracts with heat, and a colour darker than the original makes it absorb more of it and warp permanently, so paints made for vinyl are sold with a limit on how dark you may go. Stucco takes a masonry or elastomeric coating rather than an ordinary house paint, and its cracks are filled before coating rather than bridged by it. A quote that names the product for your particular wall has looked at the house. One offering two coats of exterior paint has not.
